Situation
Voe Farm lies on the northern end of the East Hill of Voe at the head of the voe of Olna Firth immediately to the south of the village of Voe which lies in the centre of Shetland about 5 miles south of Brae, the main population centre in the area, and the location of the area’s main amenities, and 18 miles north of Lerwick, Shetland’s capital and main town.

The Shetland Islands themselves, the most northerly part of the United Kingdom, are located approximately 100 miles north of mainland Scotland and 200 miles west of Bergen, Norway, with over 100 islands, 15 of which are inhabited. The islands are home to around 23,000 people and offer a vibrant and safe community enjoying dramatic and unspoilt scenery and an abundance of wildlife.

A daily overnight ferry service from Lerwick operated by Northlink Ferries provides a sea link to Aberdeen (), whilst Loganair () operates direct flights from Sumburgh at the very southern tip of Shetland to Inverness, Aberdeen, Edinburgh & Glasgow, islanders presently being entitled to discounted air and ferry fares.

Amenities in Voe itself include a marina at Lower Voe just below the farm, a local shop which also sells fuel, and village hall, further amenities close by in Brae including a High School (nursery, primary & secondary school to year 6), leisure centre & swimming pool, health centre, Co-op mini-supermarket plus various other social and recreational amenities.

The Land
The land is estimated to extend in total to around 147 acres or thereby, the main area of ground comprising an assortment of fields of varying sizes, around two thirds being hill ground, on the hillside behind Lower Voe and generally bounded by the main A970 Lerwick - Brae road to the east and the B9071 road from Voe to Aith to the west. There is a further 3 small fields extending to around 7½ acres, mostly better quality land some 4 acres being ploughable, on the west side of the Voe - Aith road, between the road and Cringil Burn, all as shown on the plan. Note area 7 and part of area 4 are excluded. The land is understood to be fenced throughout.

The land is accessed either directly from the public road or via various tracks, the main vehicular access being from the access track to Voe House, this access leading to a steading of concrete block construction beneath a part Welsh slate / part fibre cement slate roof, with mains electricity and water, and comprising a stable, byre and store although the building is in poor condition. Any vehicles or equipment on the farm are excluded from the sale.

The land is all non-croft and therefore not subject to crofting regulations.

The farm is currently stocked with 92 breeding ewes and 6 rams. Offers will be considered with or without stock.

Property location
To reach the main access to the farm land from the main road north, turn left to Lower Voe on the south side of Voe. Drive through the first group of houses and down towards the shore until you reach the Sail Loft camping bod (terracotta coloured building on the right) and the pier. Take the access to Voe House (signposted) on the left just before the camping bod, the access to the farm veers off to the left.
